Overview

The Project Manual, with general requirements and construction specifications, is issued with the Drawings and other contractual instruments to constitute the Contract Documents (CDs) for permit, bid, and construction.  Both the Revit Drawing Templates and Project Manual Template are aligned with industry standards and Starbucks practices for design documentation and construction administration.

The Project Manual includes:

• Specification sections in industry-benched CSI format
• Performance-based specifications including MEP, with proprietary info as appropriate for Starbucks
• Typical sections for Ground-up projects, as well as sections covering typical Tenant Improvement scope
• Division 01 General Requirements to drive improvements in construction quality and clarity of GC responsibilities
• Coordination with the Drawing Templates in scope and terminology

Editable specification sections (in Word) are posted in a ZIP file to SD Catalog along with the Imperial and Metric Revit Drawing Templates. Click on the desired template and then scroll down to the Resources tab. The manual is categorized under Other, along with other useful files.

Starbucks Project Manual specifications include the most common components, options, configurations, and systems.  Additional options and/or specifications may be needed due to atypical site conditions, existing conditions, etc.

Where a specification section or item is bracketed, italicized, and in purple font (e.g. [Rooftop Unit], [DX Split System]), it indicates a choice needs to be made whether or not that section applies (and is to be kept in the specs) or does not apply (and is to be removed from the specifications).
